Damp & Timber issues in buildings are a bit of a minefield and, in our experience, many people are left confused by conflicting advice regarding the causes of the problem and the recommended remedial works.
5 COMMON CONCERNS:
1: Damp / timber related problems in buildings are easy to mis-diagnose and therefore the recommended treatments are not always successful. Not all contractors / surveyors are qualified and experienced in this field.
2: Some clients are concerned about contractors (who also carry out the treatments) giving free or low-cost surveys. Although appealing, they are often worried that there are financial interests in finding works that may not be essential and that the survey may not be totally unbiased and objective.
3: Clients are often faced with 2 or 3 different recommendations (and varying quotations) which one is correct?
4. Some contractors have their own preferred methods of treatment and products -are these the right ones for your property and problem? Are there any alternatives which you haven’t been offered?
5. Is the contractor being sympathetic to the age and construction of the building? Methods of damp proofing / waterproofing and plastring are not always compatible with the construction of the building!
When buying / re-mortgaging a property, members of the public are often faced with a Homebuyers report / survey that can simply state “DAMP HAS BEEN DETECTED” to an area (not always defined) or that there is “EVIDENCE OF WOOD-BORING INSECT ACTIVITY” or “TIMBER DECAY”.
These words are often enough for a nervous buyer or lender to pull out of the sale but in many cases the problem may not be as serious as it appears.
In order to help with the confusion, our aim is to use our knowledge and experience to carry out a detailed inspection so that an accurate conclusion can be drawn.
We will always be objective and take into consideration the age and construction of the building.
We will try to determine the cause and significance of the problem; we will then give advice regarding remedial treatments (if required ) and budgeting advice in order to give an unbiased and balanced picture of any problems that you are facing.
We will look at different treatment and product options (most suited to your problem and property).
Expensive treatments are often not necessary or appropriate at all!
