Pre purchase damp & timber survey / report from £295.00* inclusive
*based on properties up to 3 bedrooms in size and within a 60 mile radius of bristol (please contact us for larger properties or other areas).
The survey includes: the diagnosis of any identified damp / timber problems, remedial advice and budgeting guides (as appropriate) all detailed in a written report.
We will be pleased to liaise with the vendor and / or estate agent in order to arrange access to the property (including key collection and return if required).
We hope to make this element of the home buying process that little less stressful.
It is very common for valuers and surveyors to request that a PCA (Property Care Associaton) registered damp / timber specialist conducts a damp and /or timber survey on the property in addition to the more general building surveys / valuations.
This is often just a precaution (especially if the property is over 50 years old ) or, more commonly, if evidence of damp and / or timber decay has been detected.
We are pleased to offer a full damp and /or timber survey (as appropriate) and to provide a detailed report (in plain english) detailing:
1. Damp / timber defects identified.
2. The cause of the defect.
3. The remedial action that should be taken including specifications (as appropriate).
4 Budgeting advice (where required).
Our surveys will always be objective and sympathetic to the age and construction of the building. Treatments are not always essential or appropriate!
This report will give you and your lending company (if applicable) valuable information regarding the severity of any problem and will provide you with the information for you to obtain quotations from contractors (as necessary).
Generally, our surveys will be of a non- destructive nature and will not include moving heavy furniture / lifting and refitting carpets etc. Our client should arrange for this to be undertaken prior to our arrival on site if required.
Inevitably there will be timbers which can not be inspected fully or at all without opening up within the scope of a non-destructive inspection.
If you require a survey, which includes investigations of a destructive nature, then please confirm this in writing. An additional fee may be required for such a survey and we will require written authority from the vendor.
External surveys are generally from ground level (unless scaffolding has been provided) and therefore detailed inspection to roof coverings, chimney stacks and rainwater goods is restricted accordingly.

We are not contractors that carry out remial treatments and therfore inspections / recommendations are comprehensive and unbiased.
